Frequently asked questions

How do I apply for a rental property?

Click Apply Now from the property listing, fill out the application completely, and we'll walk you through the rest. Applications are handled securely online.

Can you hold a property before I apply?

Yes. A deposit can hold a unit during your showing, but you must apply within 24 hours or we'll move forward with other applicants.

What's due at lease signing?

Your security deposit and first month's rent are due when the lease is signed.

Is the security deposit refundable?

Yes, as long as you give proper notice and leave the home in good condition. A $110 cleaning fee is deducted automatically.

How do I pay rent?

Paying online by ACH is free!

You can set up Auto-pay to never worry about being late on rent again!

Can I get a pet?

Maybe! Pet policies vary by property. If allowed, pets must be registered through PetScreening.com. Standard fees: $200 non-refundable pet deposit + $50/month per pet. Service animals and ESAs are exempt from pet fees but still register through PetScreening for documentation.

What if I want to move out but my roommate wants to stay?

Call 330.600.4556 and choose Option 3 to be connected with Christine. Updated paystubs will be required. A lease addendum will be made to remove you as a tenant and both/all parties are required to sign. If the term of the lease is expired, a new lease will be signed with your roommate. The full security deposit will stay with the tenant staying in the unit.

Who pays for maintenance?

We cover general maintenance unless the issue is due to misuse or damage beyond normal wear and tear.

Do you accept Section 8 housing?

Yes. All applicants, including Section 8 recipients, must meet our screening criteria listed on each rental listing.

How do I renew my lease?

When your lease is approaching the expiration date, you will receive a letter in the mail along with an email from our team with your renewal options. These are determined by several factors, and if you have questions regarding your renewal options, give us a call at 330.600.4556 and choose option 3!
