Straight answers from a team that's been there.

We know what it's like to have questions and we're always happy to talk. But here are the things owners across Akron, Canton, Massillon, and Wooster ask us most often.

Frequently asked questions

Will you handle evictions?

Yes. If an eviction becomes necessary, we manage the entire tenant eviction process from start to finish.

Our attorney handles filings and court appearances, and our licensed SPM agents serve notices and testify when needed. You'll be informed and protected every step of the way. The Eviction Representation Fee is $129 per filing; the Notice Posting Fee is $59.

Why is there a service fee for maintenance?

Our $59 service fee covers the internal time it takes to coordinate with the tenant, gather materials, and schedule the work. We've priced it as low as possible without cutting corners or sacrificing efficiency.

We also attempt phone-first diagnostics on every issue — meaning we try to resolve the problem before dispatching anyone, which saves clients thousands annually.

Can I handle my own maintenance?

We've learned from experience that when owners try to coordinate their own repairs while we manage everything else, communication gets messy and tenant satisfaction suffers.

To serve residents well and keep our fees low, we require that all maintenance requests go through our system.

Are you insured?

Absolutely. Stewardship Property Management carries a comprehensive insurance policy to protect both our company and our clients. All subcontractors are also required to carry active liability coverage.

We do recommend that owners maintain their own landlord insurance policy as well, to cover building replacement, liability, and tenant-related claims.

How often will I receive financial reports?

Live financial reports are available 24/7 through your Owner Portal — you never have to wait for a monthly call. Beyond that, we can drop customized reports into your email as frequently as you'd like, at no additional cost. Many of our owners take a weekly summary; others log into the portal directly.

What does your management fee actually include?

Your monthly management fee covers ongoing management of the property, resident communication, rent collection, lease enforcement, financial reporting, and the day-to-day work of keeping your investment performing.

Full Service clients also get new unit onboarding, utility overage monitoring, utility invoice handling, and rent payment processing (checks/money orders) at no additional cost. There is no initial reserve required.

Leasing, eviction representation, and maintenance work are billed separately and transparently — see our pricing page for the full breakdown.
