How do I apply for a rental property?

Can you hold a property before I apply?
Yes. A deposit can hold a unit during your showing, but you must apply within 24 hours or we’ll move forward with other applicants.
What’s due at lease signing?
Your security deposit and first month’s rent are due when the lease is signed.
Is the security deposit refundable?
Yes, as long as you give proper notice and leave the home in good condition. A $110 cleaning fee is deducted automatically.
How do I pay rent?
Most residents pay online through the portal, but we also accept deposits at First Commonwealth Bank or in person at our office. And yes—we always have coffee ready if you stop by.
Can I get a pet?
Maybe! Pet policies vary by property. If allowed, pets must be registered through PetScreening. Standard fees: $200 non-refundable pet deposit + $50/month per pet.
What if I want to move out but my roommate wants to stay?
Call 330-600-4556 and choose Option 3 to be connected with Christine. Updated paystubs will be required. A lease addendum will be made to remove you as a tenant and both/all parties are required to sign. If the term of the lease is expired, a new lease will be signed with your roommate. The full security deposit will stay with the tenant staying in the unit.
Who pays for maintenance?
We cover general maintenance unless the issue is due to misuse or damage beyond normal wear and tear.
Do you accept Section 8 housing?
Yes. All applicants, including Section 8 recipients, must meet our screening criteria listed on each rental listing.
How do I renew my lease?
Toward lease end, you’ll have options such as the following (depending on several factors determined by your property owner):
- Month-to-month with a 4% increase
- 12-month renewal with a 3% increase
- 18-month renewal with a 2% increase
