Our primary property management fee is calculated as a percentage of the actual monthly gross rents, ensuring our success is directly tied to yours. We do not charge a management fee on security deposits. This transparent property management fee structure ensures you understand exactly what you pay for our ongoing management services.

Transparent Maintenance Pricing

We offer cost-effective property maintenance services with a clear property management pricing approach:

• In-house maintenance is charged simply at the cost of labor plus materials.
• One-Time Service Fee: (added to each maintenance issue).
• In-house Labor: Billed by the minute for precise property management charges.
• One-time Emergency (After Hours) Service Call Fee
• Emergency (After Hours) Service Labor: Billed by the minute.
• Retail Purchased Materials/Subcontractors: A markup is added to the total cost (this does not apply to in-house labor or internally sourced materials).

Our in-house maintenance team and bulk materials warehouse often result in more affordable property maintenance for our clients.

Leasing Only Package

For owners who only require tenant placement services and not ongoing property management, we offer a specific package:

• One-time Leasing Fee
• A markup applies to any custom signage and/or print advertisements.
• Please note that ongoing management and maintenance services are not included in this package.
